Financing and Qualifying
Straight answers about what it takes to buy a home at The Meadows — no pressure, no obligation.
You May Qualify — Even If You Think You Don't
A lot of renters rule themselves out before they even ask. If any of these sound like you, it's worth five minutes to find out where you actually stand:
-
"My credit isn't great."
-
"I don't have a big down payment saved up."
-
"I don't have a Social Security number."
-
"I'm self-employed and don't have traditional pay stubs."
We've worked with buyers in every one of these situations. Here's exactly how financing works at The Meadows, so you can see for yourself.
Understanding Your Loan: The Chattel Loan
Homes at The Meadows are purchased using a chattel loan — a loan built specifically for manufactured homes, and different from a traditional mortgage in one important way: you're financing the home itself, not the home and the land it sits on.
Because the land is leased rather than purchased, your loan amount is smaller from the start. That typically means:
-
A lower purchase price than a comparable traditional home
-
A faster, simpler approval process than a mortgage
-
Shorter loan terms
-
No property tax bill on land you don't own
What you pay monthly, in short: a loan payment on the home, plus a separate, predictable lot rent that covers community upkeep and shared amenities.
What It Takes to Qualify
Credit Score
Down Payment
Income Verification
Debt-to-Income Ratio
Valid ID
SSN or ITIN
550 or higher
Around 5% of the home's price
Pay stubs, tax returns, or proof of self-employment
Around 43% or less
Driver's license, state ID, or passport
Either works — ITIN holders are welcome
Buying Without a Social Security Number
Many of our buyers finance their home using an ITIN (Individual Taxpayer Identification Number) instead of a Social Security number. This is a normal, established path to homeownership — not a workaround — and our team handles it regularly.
If you have an ITIN and a steady income, you're likely closer to qualifying than you think. We'll walk you through exactly what documentation you'll need and what to expect at every step.

Frequently Asked Questions
What credit score do I need to buy a home at The Meadows?
-
We consider buyers with a credit score of 550 or higher. We look at your full financial picture, not just a single number.
How much do I need for a down payment?
-
Typically around 5% of the home's price, though your specific number depends on the home and your financing details.
I don't have a Social Security number — can I still buy a home?
-
Yes. Many of our buyers finance their purchase using an ITIN in place of an SSN.
What documents will I need to apply?
-
A valid photo ID (driver's license, state ID, or passport) and proof of income — pay stubs, tax returns, or self-employment documentation.
Is there a credit check?
-
Yes. As part of our community approval process, we run a background and credit check for every buyer.
What's the difference between a chattel loan and a mortgage?
-
A chattel loan finances the home itself rather than the home and land together. It's the standard financing tool for homes on leased land, with a faster approval process and shorter terms than a traditional mortgage.
What is a land-lease community?
-
You own your home outright. The land it sits on is leased from the community for a monthly fee, which keeps your purchase price — and your property tax bill — lower than a traditional home purchase.
Do I need to be self-employed or have a W-2 job?
-
Either works. We accept pay stubs for W-2 income or tax returns and other documentation for self-employment income.
How long does the process take from application to move-in?

Is there an obligation if I fill out the questionnaire?
-
None. It's the first step to understanding your options, not a loan application.
